President Signs Housing Rescue Bill

As reported in the news last week, President Bush signed in to legislation a bill that will expected to bring greater stability to housing markets nationwide. The bill, strongly supported by the NATIONAL ASSOCIATION OF REALTORS, will help some 400,000 home owners refinance into affordable, government backed loans and offer a temporary first-time home buyer tax credit, which is expected to serve as an attractive incentive to buyers and help reduce high inventories of unsold homes. New Castle Delaware Ranks in Top 12

I read a news article today and saw that the city of New Castle right here in Delaware ranked as one of the top 12 places to buy an old house. The ranking was given by This Old House Magazine. Their top criteria for choosing a winner included architectural diversity, the craftsmanship of the homes, and the preservation momentum in the area.

A Tale of Two Houses- This is a Must Read!

House #1- A 20-room mansion ( not including 8 bathrooms ) heated by natural gas. Add on a pool ( and a pool house) and a separate guest house, all heated by gas. In one month this residence consumes more energy than the average American household does in a year. The average bill for electricity and natural gas runs over $2400. per month. In natural gas alone, this property co nsumes more than 20 times the national average for an American home. This house is not situated in a Northern or Midwestern “snow belt” area. It’s in the South.

House #2- Designed by an architecture professor at a leading national university. This house incorporates every “green” feature current home construction can provide. The house is 4,000 square feet ( 4 bedrooms ) and is nestled on a high prairie in the American southwest. A central closet in the house holds geothermal heat-pumps drawing ground water through pipes sunk 300 feet into the ground.

The water (usually 67 degrees F.) heats the house in the winter and cools it in the summer. The system uses no fossil fuels such as oil or natural gas and it consumes one-quarter the electricity required for a conventional heating/cooling system. Rainwater from the roof is collected and funneled into a 25,000-gallon underground cistern. Wastewater from showers, sinks and toilets goes into underground purifying tanks and then into the cistern. The collected water then irrigates the land surrounding the hou se. Surrounding flowers and shrubs native to the area enable the property to blend into the surrounding rural landscape.

Renters Beware!!

If you are a renter, you need to be very careful. A recent news article I read shows that many renters are being forced out of their homes due to the property going in to foreclosure. Even those renters who are in good standing and current with their payments could be left out in the cold if the owner is in default of their mortgage. After the owners of the rental properties receive their notice of foreclosure, it often leaves a couple of months to less than a week before the property must be evacuated. (more…)

Former Dallas Cowboy Roger Staubach Sells His Commercial Real Estate Brokerage

Just a fun post today for any Dallas Cowboy fans. Former Dallas quarterback Roger Staubach owns one of the biggest independant commercial real estate firms in the country. That is he did own one of the largest. Staubach just decided to sell his firm and made out real nice.

Reports state that the NFL Hall of Famer sold his brokerage to Jones Lang LaSalle Inc. for $613 million, plus $114 million in potential performance bonuses. That sounds like a pretty nice sum of money to me. The 66-year-old Staubach stepped down last year as CEO but remained chairman of the company he founded in 1977 as part of a larger management reorganization and recapitalization. He will join the Jones Lang board as executive chairman, Americas. (more…)
